We use this virtual, 30-minute meeting to learn more about your project and what you hope to accomplish.
Rough Quote
After your virtual consultation, we send you an invitation to join your project on Basecamp where we will post your rough quote.
This should give you a good idea of whether you want to proceed with an in-person consultation.
In-Person Consultation
Michelle, our fearless leader, meets you at your property to take a close look at existing conditions and discuss your project in more detail.
Detailed Proposal
Following the in-person consultation, we provide a more detailed proposal via your Basecamp project.
You'll probably have some questions. This is a good time to ask them!
Contract
Once you're happy with the proposal, we send you a contract to sign. Now the fun begins!
Design Queue
After signing your contract, there will be a bit of a wait while you move through our design queue.
We promise we're hustling to get your project started!
Photos and 3D Tour
We send our trusty photographer to take photos and create a super-cool 3D walkthrough of your house so we can "visit" any time we have a question about your existing layout.
As-Built Measurements
Our draftsperson collects as-built measurements of your house and creates as-built architectural drawings that reflect the existing conditions of your project.
Survey
If necessary, we'll create a survey of your property and trees.
Design Kickoff Meeting
Before any design conversations take place, our Technical+Creative Design teams virtually meet with you to explain our process, review the scope of work, discuss your vision, and kick around some ideas.
Note: The Technical Design steps below may not apply to all projects. If you aren’t moving any walls, you can skip right ahead to the Creative Design phase!
Schematic Design
Our designer works with you to develop conceptual, rough drawings showing possible layouts for your project.
This may take a little while, but you don't want to rush through this process.
Once we arrive at a general idea of where the walls will go, we can proceed to the next step.
Design Development
We bring the conceptual schematic design to life by adding finer details like windows and doors, specific kitchen and bathroom layouts, millwork, and more. Based upon the final design, your designer creates architectural plans as required for permitting.
Engineering
Our engineers use the architectural plans to create a special set of structural plans that inform how your project should be built.
Permitting
We submit a consolidated set of architectural and structural plans to the city for permitting.
The city permit review process can take several months, so we like to use this time to get started on Creative Design.
Inspiration
Our team reviews your sources of inspiration and creates mood boards to help define the creative direction for your project.
Selections
We provide options for materials that we feel are the best fit for your budget, style, and lifestyle, and work with you until we find the perfect combination of products.
Procurement
Shortly before your construction start date, we place a portable storage unit in your driveway (conditions permitting) and load it up with everything we need for your project.
Documentation
We make sure we have every detail of your project documented so it can be flawlessly brought to life by our amazing construction team.
Construction Kickoff
Our construction team visits your house to walk the project and tie up any loose ends.
Move Out
We ask that you remove all items from the areas where we'll be working.
If your project requires the house to be unoccupied during construction, now's the time to start packing.
Demolition
This part is loud and dirty.
While it is a lot of fun for our construction team, you might not enjoy it quite as much.
We recommend steering clear of the area until the dust settles... literally.
Rough-In
We install all the critical items that go inside the walls: framing, plumbing, ductwork, and electrical wiring.
Finishes
The walls are up; now it's time to make everything pretty. This is where the magic starts to feel real.
Punch List
At the end of construction, we walk the project with you and make a list of remaining items to address before we wrap.
Callback Period
If you find any additional items to address in the 30 days following the end of construction, we'll return and address them.
Warranty
All of our work is guaranteed for one year from the end of the punch list stage. We will reach out to you via Basecamp at the end of your warranty period to make sure everything is peachy keen.
