Our concierge service takes you by the hand, so you don’t have to worry about communicating with dozens of different vendors and juggling overlapping timelines.
In this phase, we gather information to assess build feasibility and explore multiple applicable solutions based on your budget.
We guide you through a 30-minute meeting to learn more about your project and what you hope to accomplish.
After your consultation, we send you an invitation to join your project on Basecamp (our online project management software) where we’ll post a rough quote.
If you decide to proceed, one of our knowledgeable team members meets you at your property. They will take a close look at existing conditions and discuss your project with you in more detail.
Following the in-person consultation, we provide a more detailed proposal via your Basecamp project. At this stage, you ask additional questions about our proposal and we clarify.
Once you are happy with the proposal, we send you a contract to sign. Now the fun begins!
During this phase, we will create a roadmap by gathering more information about your space to better understand the goals for your project. Additionally, your interior designer will review your bid, scope, and inspirational pictures with you to finalize your conceptual design and floor plan. If applicable, we will also begin to involve architects and engineers at this stage.
We send our trusty photographer to take photos and create a super-cool 3D walkthrough of your house so we can “visit” any time we have a question about your existing layout and conditions.
Our draftsperson collects measurements of your space and creates as-built architectural drawings that reflect the existing conditions of your project.
When necessary, we will order all applicable surveys needed for your property.
Your interior designer will work with you to flesh out multiple concepts, ultimately picking one winner to move to the next phase.
During the schematic design phase, we transform ideas into tangible, potential layouts for your project. These layouts will serve as the basis for creating architectural plans, which will eventually be submitted to the city for permitting (if applicable).
Realistic renderings are an essential part of RB’s design process. This premium service allows you to envision the potential outcome of your project before it’s completed. It has become a client-favorite to be able to see what is upcoming.
Any changes that affect rough-in construction are discussed and finalized during this phase (framing, electrical, gas, plumbing). Measure twice, cut once is our motto!
At the end of the schematic design phase, we make sure we capture all changes with a new bid and scope for clarification.
In this phase, we help you make finish and material selections. Additionally, your designer develops detailed drawings and technical specifications to create a clear and comprehensive set of construction documents.
You will sign off on all materials and selections from fixtures to finishes and equipment.
You will have a final confirmation of all interior elevations in this phase.
Your designer will complete the permitted plan set review with you. Confirmation of all plans, including: finish elevations,architectural plans, lighting and plumbing schedules (if applicable).
During this phase, the final, stamped plans from the City are obtained and everyone is preparing for pre-construction.
After all the details of your project design are finalized, we’ll begin the pre-construction phase. This is where we get all our ducks in a row before a hammer is even swung.
In this phase, your designer is diligently working on finalizing all the documentation necessary for the construction team.
We start the process of securing products and services needed to complete your project on time and within budget. We may place a portable storage unit in your driveway (conditions permitting) to house all the materials needed for your build.
Behind the scenes, the construction team starts mobilizing your project, setting up sub-contractors, timelines, and accessing the critical path for completion.
If your project requires the house to be unoccupied during construction, now is the time to start packing! We ask that you remove all items from the areas where we’ll be working.
This phase is quite self-explanatory; we are bringing to life the space you have been dreaming about.
This part is loud and messy. While it is a lot of fun for our construction team, you might not enjoy it quite as much. We recommend steering clear of the area until the dust settles…literally.
We install all the critical items that go inside the walls; framing, plumbing, ductwork, and electrical wiring.
The walls are up. Now it is time to make it pretty and this is where the magic happens. Most clients find this time to be the most fun and rewarding in the remodeling process because the space starts to feel real.
At the end of construction, we walk the project with you and make a list of any remaining items to be addressed before we wrap things up.
We take great pride in our work and your satisfaction. We have an easy-to-follow process for handling any and all issues that may arise after you move into your new home.
With all remodels, things may shift or settle after you move into your new space; or you may have noticed something you didn’t see before. As you see and find these items, you’ll add them to your Callback Repairs list in your Basecamp project. Then, we will schedule a time to come back to your home to complete said list and make sure everything looks and operates as it should. This is done within the first thirty days after construction has completed.
Our work is guaranteed for at least one year from the completion of the punch list stage. If you don’t remember the exact date, don’t worry; we will reach out to you via your Basecamp project at the end of your warranty period to ensure everything is going smoothly.
